Well, the word is out. The real estate market is hot and Daytona Beach Shores is no exception. As we ended the 1st quarter of 2021, it is clear more inventory is needed to keep up with the current demand. Sales were up 106.5% from March 2020 to March 2021 in the Shores. During that same period, time on the market fell 37% to a median 22 days from listing to contract.
The average sale price reported by the Florida Association of Realtors SunStats sits currently at $335,981. While this figure is a bit shy of the 2020 amount of $346,935, the market remains strong. Inventory levels have dropped in half, while pending sales are up by a whopping 294% (from 17 in Mar 2020 to 67 pending sales Mar 2021).
Interest rates are still low, which allows consumers to get more for their money. Freddie Mac reports the average interest rate for the 1 quarter of 2021 at an average of 2.88% making it a super time for to jump into the market.
